How long is a maintenance or emergency contract?

We meet you where you're at and offer flexible contracts that fit your property's needs. Contracts can be as long as one year or as open ended as a month-to-month agreement. Either party can cancel at any time for any reason with 30 days notice.

Do you offer lease management, tenant vetting, and rent collection?

We have a long history of managing commercial and residential tenants. We lead with transparency and professionalism and have a low eviction rate. While we can manage tenants on a case-to-case basis, our primary focus is maintaining the condition of your property.

Question 3

Are there vacancy fees?

Accepted Answer

If your income goes down, our fee goes down with it. In the case of a complete vacancy of the entire building, we would revert to the base minimum requirement to help you maintain your property during this time.

Is there a maintenance reserve requirement?

Accepted Answer

Prudent property owners typically maintain a minimum reserve of 2-4% of the value of their property; but cookie-cutter recommendations rarely agree with reality. During your initial consultation, we will assess and forecast potential repairs that you should budget for.  We can reevaluated on an annual basis.

Can I approve a quote before you do work?

Absolutely. Before any repair or expense, we will issue a quote that is subject to your approval. The only exception would be an emergency intervention that requires immediate action which you would authorize in advance.  It’s your money, we won’t spend it without your explicit consent.

Question 6

Is the cost of labor included in your fee?

Our maintenance fee in essence covers project management, site assessment, and, for those paying for our emergency response, our intervention during emergency damage. The cost of labor, materials , and additional work or projects outside of our contract is quoted and billed separately.

What payment methods do you accept?

Accepted Answer

We typically send invoices by email via Quickbooks. Most of our payments are accepted online via that platform.  We can also accept a physical check or cash.

How quickly do you respond to emergencies?

For those booking us for emergency management, our team is reachable 24/7/365. Depending on your location, we can typically be onsite within minutes for initial command and control assessment. In advance of any such emergency, we will outline who you will likely be in contact with, what their responsibilities will be, and how quickly they can be onsite based on your location.  If you have not contracted us to manage any emergencies, we may still be available but cannot guarantee the response time.
